In Virginia, towns are political subdivisions of counties and have the authority to regulate land use within the limits of the town. Consequently, properties located in the incorporated Towns of Blacksburg or Christiansburg are subject to the zoning ordinances of the applicable town. Properties located in the unincorporated area of Montgomery County must abide by Montgomery County zoning ordinances.
